Too risky for almost any investor. If it were truly a deal, then you'd never hear about it - they'd be too busy putting their own money - and that of their relatives - into it than calling total strangers looking for a buck.
Most always if you get the fine print on these deals, they are SEC (1933) exempt and they state (buried in the tiny print) that they can use investor monies for salaries, rent, bonuses and such - followed by the phrase that you should be aware that this type of investing is HIGHLY risky and that you could lose ALL of your INVESTMENT and to be sure that you can stand that if you choose to proceed. Pretty much it's your Miranda rights as an investor that they can use YOUR money any way that THEY see fit - even for items that are not what they stated your funds would be used for in their phone pitch.
