Not sure what they are holding, but they sure seem to be VERY interested in helping me part with my money. Some type of real estate investment deal. Upon examination, they were NOT registered in my state to be able to legally offer this type of 'investment' but, just like violating the DNC List - I guess that didn't bother them either....
Seems like they are out to buy, hold and rent some single family homes. Had this pitched to me a few years back (by a different group - not this particular one) and when I checked up on the properties they had claimed to have bought - the homes HAD been foreclosed on and then sold - just not to these guys that were trying to get my investment dollars for this supposed project.
Don't believe all you hear and only half of what you see. Most of these "investment" calls are nothing more than a fly by night scam. They don't bother to register legally with the states they pitch to - they like to throw around big numbers and names to impress the gullible. Mostly they just collect a bit of money, file bankruptcy and move onto the next scam.
They act like you have no risk since they tell you that the properties are securing your money (and that they can be sold to satisfy your investment) but anyone who has ever been involved in real estate knows that the properties will not be deeded in YOUR (the investors) names - just the company's. Which can then go out and BORROW against those properties - ad infinitum.
Then, when the house of cards goes -CRASH! - the properties are foreclosed on, your "investment" evaporates like water on a red hod piece of steel - and you are left with NOTHING. The foreclosure and resulting bankruptcy wipes out all of the liability of the company to be responsible to pay you back for your loss - and, after all, this was an 'investment' - so you ~could~ lose all of your money you know. Meanwhile, your money along with that of the banks and other investors that was leveraged was paid out to the management and cronies of the company as bonuses and salaries. Legally so, I may add, since in most of these fantasy investment schemes the contract language allows them to do almost anything with the funds THEY see fit to do. Wanna spend a night in Vegas and roll hookers in whipped cream? It can be done.
Just remember that if they are calling YOU looking for money - it's probably a losing proposition. After all, if it were REALLY so flippin' great why aren't they mortgaging their OWN home to get in on it? Putting their friends and family neck deep in it?
Whether or not this is true of this particular company remains to be seen...but when it walks like a duck, looks like a duck and sounds like a duck....it probably IS a duck.
Besides, they were calling in violation of the DNC List, they were NOT registered to make ANY offers or solicitations for any type of ;investments' in my state - so what do they have to complain about? They should be thankful that I didn't just hand them over to our AG for a good b!tc# slapping.
First time call from this number . Phone ID showed "NOVUS DIA" , with some polite women leaving a message , saying she was from (name was garbled) Financial . I did not like that she knew the name/ owner of the house (me/family , but thats not hard to find out) . We own our house and its paid for in full , so there is no reason for some strange financial institution to be calling us (fishing for business) . I did look up what I thought was the caller , Novusdia.com , and to find out is basicly a company that purchases properties , single units , etc ; but mostly forclosures .
So it looks like the same basic call that JHM (above post) received , but under a possible different name/institution/company .
