CONSTANTLY CALLING AND ITS AGGRAVATING NEED THEM TO STOP THE CALLS GIVE PEOPLE A GRACE PERIOD TO GET THE PAYMENT TO THEM THATS WHAT YOU CALL HARRASSING
If the above notes are correct and this is Greentree, they need to realize that it is the 30th. My payment isn't due until the 1st, and is not delinquent PER THE MORTGAGE THEY BOUGHT until the 16th. They can gripe all they want about it, but they bought it from Bank of America, so they have to honor it. I didn't answer the call and they didn't leave a message. I have seen too many complaints on the web about this shady company to ever trust them, but my house is under water, so refinancing is not much of an option. If you have these folks as your mortgage holder, good luck! I send my payments certified mail every month so that I know when they get it. The address where the payments go is a holding bank, and the processing center for Greentree is in ANOTHER STATE. They will hold payments and then try to charge a late fee if you can't prove when they got the payment. It's worth the extra $3 to keep the jerks in line.
Before you go calling people morons, perhaps you should read your own loan documents. If your payment is due on the 1st, it is late (as in "delinquent") on the 2nd if the payment is not made. If you do not pay until the last day before your late fee, you are still delinquent - you just don't have a late fee until the grace period is over. Most companies wait 5 to 10 days to start calling their customers, but since Greentree only buys loans with customers that have the lowest credit scores or the highest loan to debt ratios, they are more aggressive. If you want them to stop calling, start making your payment on the 1st or (shock!) before the 1st. They're entitled to call anytime after the 1st, and if you don't answer the phone, they can keep calling as many times as they want to until they actually talk to you. I worked in escrow companies and mortgage companies for 25 years - you're the uninformed moron.
They're still a bunch of a$$hats. I pay now just the way I did before they bought it from GMAC. I also did the same thing with Homeside, Midlandmortgage, etc. I schedule my payment online for between the 1st and 15th depending on where my payday falls. Even when I have it scheduled they start calling midday on the 1st. If I talk to them and tell them it's scheduled but I don't agree to pay it at that exact moment by paying the "minimal" $12.00 phone payment fee, then they continue to call but call from a "different office". Like the right hand doesn't know what the left is doing when in reality they're all reading the same notes at the call center. I have never had this experience with any other mortgage comapny or financial instituiton and I've been in the bill paying business for 25 years. The uninformed moron reply from someone who was in the mortgage and escrow business for 25 years is a perfect reflection of the attitude i would expect from a greentree employee.
